Call us

What we do

Three ways to work with us.

Each one starts with a free consultation and ends with a check.

Estate Sales

What we do

Estate Sales

We take the house as it stands. Every room is sorted, cleaned and staged, and anything of value is researched before it's priced.

Then we run the sale: photographed, listed, promoted and staffed. You get an accounting and a check when it's over.

Our fee is typically 40% of what the sale brings in. The exact number depends on the home, and you'll have it after the walkthrough, before you agree to anything.

Estate Liquidation

What we do

Estate Liquidation

Not every estate suits a public sale: a short closing date, a difficult property, or a family that would rather keep the doors closed.

We move the contents through other channels instead. You still get one point of contact and a clear accounting at the end.

Liquidations are quoted at the walkthrough: every one is different, so we give you the number once we have seen the home.

Free Consultation

What we do

Free Consultation

Most families call us once in a lifetime, so the first conversation is mostly us explaining and you deciding.

We walk the home together, talk about your timeline, and tell you honestly what to expect. If a sale isn't the right answer, we'll say so.

How it works

Five steps. One call to start.

You never sort a drawer, price a lamp or work the door on sale day. Here's what happens after you call.

Request a free consultation
  1. 01

    Free consultation

We walk through the home, discuss your timeline, and explain what to expect.

  2. 02

    Sorting & staging

We organize and arrange each room so everything is ready to shop.

  3. 03

    Research & pricing

We research fair market value, then price to your goal: move it quickly, or net as much as the home can.

  4. 04

    Marketing & sale days

We promote, staff, and manage the sale from start to finish.

  5. 05

    Settlement & clean-out

You receive your payment and a clear accounting. We handle the remaining items and leave the home clean.

Before you call

The questions we get most.

What happens to whatever doesn't sell?

Whatever you want to happen. We donate it, haul it off, or leave it where it is. Typically we cover the cost of that.

How soon do we get paid?

The day after the sale ends, along with a clear accounting of what sold.

How far ahead can we book a sale?

About six months out is as far as we schedule. If your timeline is further than that, call anyway and we'll talk it through.

Do we need to be there during the sale?

Not at all. Most families would rather not be, and we'd rather you didn't have to.

Do we need to get the house ready first?

No. There is nothing you need to do before we come. We take the house as it stands: the sorting is our job, not yours.

How do you decide what things are worth?

We research fair market value, then weigh it against what you want. Some families want everything moved quickly; some want to net as much as possible. We price to whichever one you tell us.

What does an estate liquidation cost?

That one is quoted at the walkthrough. Liquidations vary too much to post a number, so we give you yours once we have seen the home.
